Capital allowances

Understanding the potential value within qualifying property expenditure.

01

What are capital allowances?

Capital allowances are a form of UK tax relief on certain capital expenditure. In commercial property, they can apply to qualifying plant, machinery and fixtures — often a meaningful part of what a building contains.

Because the qualifying items are embedded within the building and its cost, they are easily overlooked. Identifying them properly requires an understanding of both the property and the relevant rules.

02

Who can benefit?

Any UK taxpayer incurring qualifying expenditure on commercial property may be able to benefit. In practice, that includes the following.

  • Property owners

Businesses that own the premises they occupy.

  • Investors & landlords

Those holding commercial property for income and growth.

  • Developers

Parties building, converting or refurbishing commercial property.

  • Professional advisers

Accountants, solicitors and surveyors acting for the above.
